The Zuidoost office tower is located in a mixed-use development near the Mahler 4 Tower on the outskirts of Amsterdam, southwest of the city centre. The buildings immediate context is characterized by mid-rise office buildings and the large curved volume of the Ajax football stadium less than 100 metres away.
With the intent of keeping the tower slender and unimposing, the masterplan governing the new development prescribed a maximum area of 1,000 m² per floor and a height of 150 metres. Projections for the office space market in Amsterdam did not warrant so much office space in the short term but did for the long term.
The solution was to turn floors into sky gardens that would provide amenities and added value for new tenants, whilst greening the building. These floors are designed to be convertible into office space in the future when demand picks up.
The design also offers flexibility in the identity of the building. The four segments could be let to one, two, three or four or more tenants, and each could brand their portion of the building.
